Buying a property abroad can bring up a LOT of questions. We’ve answered some of the most common questions we hear about buying property and relocating to Cyprus.
Do I need to live in Cyprus to buy a property?
No. You don’t have to be a resident of Cyprus to purchase a property.
Many international buyers purchase a holiday home, investment property or future home before relocating. However, owning a property and having the right to live in Cyprus are separate things.
If your intention is to relocate, you’ll also need to look at the appropriate residence route for your circumstances.
Can buying a property in Cyprus give me residency?
Potentially, yes – but buying a property doesn’t automatically give you residency.
Cyprus has an immigration permit route for investors, subject to certain requirements. Currently, the qualifying investment is a new-build property (off plan) of at least €300,000 plus VAT, along with other criteria that need to be met.
If you’re considering buying with residency in mind, we’d strongly recommend getting up-to-date advice from a qualified immigration professional and independent lawyer before making any decisions.
The rules can change, so it’s always worth checking the latest requirements.
Do I need a Lawyer to buy property in Cyprus?
We strongly recommend using an independent Lawyer when buying property in Cyprus.
Your Lawyer can carry out the necessary legal checks and advise you on things such as ownership, mortgages, planning and the sale contract.
Buying a property abroad is a big decision, so having someone independently looking after your legal interests gives you that extra peace of mind.

Can I buy a property in Cyprus remotely?
In many circumstances, yes.
International buyers can arrange much of the purchasing process without being permanently based in Cyprus.
Exactly how this works will depend on your circumstances and the property you’re buying, so your independent lawyer will be able to guide you through the legal and signing requirements.

There isn’t one answer to this – it really depends on what you’re looking for.

Can I find work in Cyprus if I’m moving from the UK?
This is one we get asked about a lot – and it’s important to understand that working in Cyprus isn’t quite as straightforward for UK citizens as it was before Brexit.
As a UK citizen, you generally need the appropriate permission to live and work in Cyprus. Depending on the type of work and your circumstances, this may involve an employment offer and a residence and employment permit. Some employers also have specific requirements when employing people from outside the EU.
